2 room (46 m²) apartment long-term
from 1st of September 2025 - we will have the 4000 - 6000 SEK contract through Blocket.se and/or any way You want.
Necessary to fill in:
Market price seems to be around 8000 SEK.
I´m moving to Spain for a year (propably permanently),
I have a rental contract in Sweden ("first hand contract" aka "förstahandskontrakt").
I would prefer to find a renter who can pay the rent 4000 SEK in bank-transfer for paper-trail on a lodger contract/agreement (meaning officially "I get/have to co-inhabit the apartment with you, but I won´t) 50% of the year",
So 4000 SEK in bank-transfer and the rest of the rent (bidding war is ongoing) in cryptocurrency like Bitcoin monthly. So make an offer to get a lodger contract with me - but I won´t be in Sweden most of the time.

It’s a 10-minute walk to the light-rail stop Johannesfred, then one stop to the Alvik Metro. Green areas are close by, and it’s about 20 minutes by subway from T-Centralen. 46 m². The house was built 1946 - kitchen and bathroom newly renewed.

I get a bidding going and you don´t have me in your apartment.
Risks for you:
none legally (as I´m the one taking the risk of my contract being terminated for "not staying in the apartment as much as I should be"),
you have a 3-month eviction time by law (so from when I notify you until you must vacate, it´s 3 months by law).
This will only be relevant in case you don´t pay the rent or I notify you that I am coming back to Sweden in 3 months (so you need to leave).
Risks for me:
I risk having my rental contract terminated,
but it won´t matter to me as I´ll be in Spain permanently.
Even if that happens, the law gives you 3 months to vacate.
Unrealistic risks:
even if I legally get to co-inhabit the apartment with you (as you´ll have a 3-month contract) - I won´t.
It´s like the law says that I have to live with you (for 3 months at the end of any 12-month period) in order for me to be able to take part of the rent in bank-transfer (it shows that you pay your rent) and part in cryptocurrency: in order to have a bidding whatsoever and not settle for max 6000.
Plus you have no incentives to say I didn´t live there 50% of a year,
and of course: no-one checks how much I am in this apartment!

6 . Insurance
The Tenant must maintain valid home‑contents / liability insurance ( hemförsäkring ) for the entire stay and provide proof upon request. The Host’s insurance does not cover the Tenant’s belongings or personal liability.
7 . Use & Conduct
The room is for private residential use only by the Tenant; sub‑letting or overnight guests require prior written consent.
The Tenant shall:
Respect neighbours and observe quiet hours (22:00–07:00).
Keep the room and shared areas clean; report damage immediately.
Comply with building regulations, fire‑safety rules and Appendix A house rules.
Smoking, e‑cigarettes and illicit substances are prohibited indoors.
Pets allowed only with the Host’s written approval.
8 . Maintenance & Repairs
Minor day‑to‑day upkeep (e.g., changing light bulbs, cleaning) is the Tenant’s duty.
Structural or appliance repairs are the Host’s duty unless damage is caused by the Tenant’s negligence.
9 . Termination & Move‑out
Either Party may terminate with the notice period in § 3.
Serious breach (e.g., non‑payment, unlawful behaviour) entitles the Host to immediate termination under Jordabalken 12:42.
On departure the Tenant must return all keys and leave the room in the same condition (fair wear and tear excepted).
Disputes may be referred to the Stockholm Rent Tribunal (Hyresnämnden).
10 . Privacy & Keys
The Host may enter the room only for urgent repairs or by prior arrangement, except in emergencies. Two sets of keys are provided; duplication is prohibited.
11 . Governing Law
This agreement is governed by Swedish law. Swedish and English versions are equally authentic; in case of conflict, the Swedish legal meaning prevails.
12 . Signatures
By signing below, the Parties confirm they have read, understood and accept the terms.

Laundry times booked via shared calendar; detergent not included.
No loud music or parties after 22:00.
Windows closed and lights off when leaving the flat unattended.
Host will visit Spain for longer durations occasionally and expects the flat to be clean on arrival.
